COMP³ is a compliance intelligence platform designed to support Building Regulations Principal Designers in identifying, tracking, and evidencing their statutory obligations.
COMP³ is an information tool. It is not a substitute for professional judgement, legal advice, or independent regulatory guidance. The platform is designed to assist qualified professionals in their work. It does not provide legal advice and does not guarantee regulatory compliance.
COMP³ is currently in a validation and early access phase. Features, content, and availability may change without notice. During this phase, walkthrough demonstrations use realistic mock data scenarios. You are not required to provide live project data.
COMP³ is intended for use by construction industry professionals, including Building Regulations Principal Designers, CDM Principal Designers, architects, engineers, building safety consultants, contractors, and clients involved in building projects subject to the Building Regulations 2010 (as amended).
You must be at least 18 years old to use the platform.
You agree to use COMP³ lawfully and in accordance with these terms. You must not use the platform in any way that breaches applicable law or regulation, infringes the rights of others, or attempts to interfere with, damage, or gain unauthorised access to any part of the platform or its infrastructure.
Where COMP³ requires you to create an account, you are responsible for keeping your login credentials secure. You must notify us promptly if you become aware of any unauthorised use of your account.
All content on the COMP³ website and platform — including text, design, graphics, software, the regulatory model, duty frameworks, and user interface — is owned by COMP THREE LTD or its licensors and is protected by copyright, database rights, and other intellectual property laws.
You may not copy, reproduce, distribute, modify, or create derivative works from any part of COMP³ without our prior written consent, except as permitted by law.
The COMP³ name, logo, and branding are trademarks of COMP THREE LTD. You may not use them without our written permission.
COMP³ references statutory instruments, regulations, publicly available specifications, and approved documents including the Building Regulations 2010 (as amended), the Building Safety Act 2022, CDM 2015, and PAS 8671:2022. These references are provided for informational purposes to support professional practice.
We take reasonable steps to ensure the regulatory model is accurate and current, including independent subject matter expert review. However, legislation and guidance change. We do not warrant that the regulatory content is complete, current, or free from error at all times.
You are responsible for verifying the applicability of any information provided by COMP³ to your specific project and professional circumstances. Reliance on COMP³ output does not discharge your statutory duties as a dutyholder under the Building Regulations or any other legislation.
Certain features of COMP³ use artificial intelligence to extract project data from uploaded documents, check whether uploaded evidence addresses expected requirements, and cross-reference evidence across Building Regulation Parts to flag potential inconsistencies.
AI-assisted outputs are advisory only. They do not create, modify, or remove compliance obligations. They do not constitute compliance determinations. You are responsible for all decisions made on the basis of AI-assisted outputs.
Your use of project data within COMP³ is governed by our Privacy Policy. We do not use your project data to train AI models. Your project data remains yours.
You are responsible for ensuring you have the necessary rights and permissions to upload any documents or data to the platform, including any data relating to third parties or their projects.
To the fullest extent permitted by law:
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable law.
You agree to indemnify and hold harmless COMP THREE LTD, its directors, employees, and agents from and against any claims, losses, liabilities, damages, costs, and expenses (including reasonable legal fees) arising from your use of the platform, your breach of these terms, or your violation of any applicable law or regulation.
We may suspend or terminate your access to COMP³ at any time, with or without cause, and with or without notice. On termination, your right to use the platform ceases immediately.
We may update these terms from time to time. The "Last updated" date at the top of the page will reflect the most recent version. Continued use of COMP³ after changes are published constitutes acceptance of the updated terms.
These terms are governed by the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
